Regulatory audit

Regulatory audit for selling a property

Selling a property rated F or G now requires a regulatory energy audit. Neo Étude provides this service for owners selling property in Western France, producing a clear report usable by notaires, agents and buyers.

What the regulatory audit covers

The audit is based on a site survey and a conventional model of the property. It proposes at least two costed renovation scenarios to improve energy performance, in line with the regulatory framework for property sales.

  • Detailed survey of the building fabric, windows, ventilation and systems
  • Current energy status and DPE rating
  • At least two prioritised renovation scenarios
  • Expected energy savings and comfort gains
  • Existing French support schemes and the bodies that handle them

When a sale requires an audit

The audit is required when selling the least efficient dwellings, typically those rated F or G on the DPE. Before you order anything, we confirm whether your property is affected by this obligation.

How the assignment runs

Initial call to check the legal requirement, on-site technical visit, modelling and calculations, then a commented report. We talk the results through with you so you can proceed with the sale with confidence.

Frequently asked questions

What is the difference between a DPE and a regulatory audit?

A DPE gives the property an energy rating. A regulatory audit analyses the building element by element and proposes costed, prioritised renovation scenarios to improve that rating.

Who can carry out a regulatory audit for a sale?

It must be carried out by a professional with the required qualifications. Neo Étude is an independent thermal engineering consultancy: we do not sell equipment or building works.

How much does a regulatory audit cost?

The price depends on the floor area, the complexity of the building and the location. We provide a free quote after a short discussion about your property.
